Unique extras ...
Over the years we have found that there are certain additional services which Clients sometimes require. We call these our “Unique Extras”. These are bolt-on or stand alone services which our Clients have found can add huge value, save a great deal or that help them avoid costly problems. Construction Management This is where we act as the “Main Contractor” for the Client. Typically, this service is offered for projects requiring hands-on management co-ordination of a number of specialist contractors which fit-out contractors may not be used to or geared up for controlling. These might include Client Direct Specialist Contractors and Suppliers where a Client has no internal team available or the internal team lacks the time, resources or experience to respond to the requirements of a specific project.
One-Stop Shop Some Clients only want to deal with one point of contact on a project. As Project or Construction Managers, it often makes good sense for us to represent the Design Team. Our company structure also means that it is easy and cost effective for us to process payments for other consultants to minimise the Clients administration of invoicing while avoiding the often unreasonably large on-costs / mark-ups charged by some companies.
We are also sometimes asked to bring together the design team to deliver a project and can recommend suitable consultants as necessary, including interior designers, architects, lighting consultants, services engineers, structural engineers and party wall surveyors.
Pre-Acquisition Surveys (Condition Surveys) It is naturally wise to survey a property before a freehold is purchased or a lease is signed to make sure there are no hidden nasty surprises which could cost a lot to rectify - e.g. in the case of a lease, especially if it is to be signed on a full repair and maintenance basis. It can also be advantageous cost wise to identify and value any works which a Landlord should carry out as a basis for negotiating a rent reduction or contribution from the Landlord.
In-House Training We are delighted to provide in-house training days, lectures or workshops on all aspects of the construction process. These can be especially valuable for design companies and Client’s in-house property teams to help their designers, account handlers, project managers and Directors to fully understand their responsibilities and to develop their understanding of what constitutes “best practice”. Some companies offer this as part of staff continuing professional development training. Topics can range from specification writing, programming and managing to requirements under health & safety legislation. From time to time we will be offering training seminars open to all of our Clients and colleagues.
